Make simpler the Short Sale Method

A small time back, Group 4610 took on a customer who had a unoccupied lot in the northeast corner of Mesa worth substantially less than it used to be.  Within a few quick days, we had an offer of about $200,000.  We took that proposal to the bank to  present and went through the standard short sale process.  However, soon following the  first proposal, a gentleman contacted our agency with an proposal that was substantially  more than the initial proposal.  We gently explained to him that we don’t take  several offers because the bank has a tough enough time making a conclusion on one  offer. Why should we think that they will be able to evaluate multiple offers.

This man never really sent us an official offer.  He wrote on a piece of paper, an  addendum, that he would pay more than our original proposal.  This guy went around us  to the bank directly in an effort to get us in trouble.  The bank was upset with  us because they said we were not presenting them with all offers.  Customers,  banks, house owners, etc. need to understand that the bank is not in charge of the  matter.  The state of Arizona is a deed of trust state, meaning that the bank  has the choice to foreclose.  Beyond that, they have no permissible privilege to tell any  group how to carry out the business deal. 

Banks are in the commerce of lending not real estate.  What you need to bear in mind is  that when you permit your negotiator to take control of the deal, they may  assume that they should take the residence to foreclosure.  So, acting in good faith, we  went and found an extra proposal and offered it to them with the harsh warning that  they didn’t actually have any other option but to take this proposal.  Consequently,  the deal was closed two days later.
